Monday Market Minute – December 8, 2025
Hunting opener has wrapped up, the blaze orange is slowly getting swapped for holiday lights, and the first real stretch of cold weather finally showed up. Welcome to that in-between season where half the county is still taking docks out and the other half is shopping for snowblowers.
Weekend Recap
It was a classic Northwoods December weekend — a mix of hunters packing up, families putting up Christmas trees, and everyone trying to remember where they stored the mitten bin. Whether you were dragging a buck out of the woods or dragging a ladder into the living room, it definitely felt like winter is winning.
Market Snapshot – Burnett, Polk & Washburn Counties
- Inventory remains tight, especially for anything under $400k. Buyers who are still shopping right now tend to be serious and pre-approved.
- Cabins, lake homes, and second homes are still moving. Winter buyers usually have intent — they’re not here to browse.
- Vacant land activity is steady. Future 2026 cabin builders are already calling and asking about well/septic requirements, road access, and utilities.
- Rates are bouncing but not scaring off committed buyers. Well-presented properties are still selling.
Pricing Reality Right Now
We’re in that time of year where overpriced listings really stand out.
Buyers aren’t wasting time — they’re comparing condition, location, and accuracy of price.
Well-priced homes are getting the activity. Overpriced homes are sitting and eventually correcting.
For Sellers

- Less competition compared to summer.
- Motivated sellers who want to wrap things up before year-end.
- Cabins show well in winter — lake views open up when the leaves are down, and you get a better sense of insulation, heating, and drive access.

Deer season is officially in the books, snowmobile clubs are grooming whenever temps allow, and small towns are gearing up for holiday parades, craft shows, and Christmas festivals. Fireplaces are going nonstop, chili is on every stove, and if your car hasn’t warned you about icy roads yet…give it time.
