Between trick-or-treating, the first round of frost on the windshield, and deer showing up exactly where you don’t want them, it’s officially late-fall in Northwestern Wisconsin. Lake cabins are getting winterized, docks are coming out, and a surprising number of buyers are still writing offers.
Season may be slowing, but it’s not asleep.
Market Snapshot – Burnett, Polk & Washburn Counties
- Inventory remains tight, with many areas still well under 3 months of supply, which leans toward a seller’s market.
- Interest rates are bouncing around, but motivated buyers are still out there — just pickier and more price-conscious.
- Cabins and second homes are moving steadily, especially properties under $450k that are turnkey or close to it.
- Vacant land is seeing more attention again as people plan spring and summer builds.
Pricing Reality Check
Buyers are smart. They’re comparing comps, condition, and days on market.
Well-priced properties are selling; overpriced listings are sitting and seeing reductions.

Local Life
Blaze orange is about to become the unofficial dress code across Northwestern Wisconsin — hunting opener is almost here. Snowmobile clubs are tuning up groomers, holiday craft fairs are popping up, and half the county is trying to finish yard work before the ground freezes solid. Fireplaces are going, chili is on the stove, and real estate hasn’t gone into hibernation. People are still buying and selling — just with a thermos in hand.

- Bowling, open gyms, trail walks
- Indoor movie night with build-your-own nachos
- Drive around to look for early holiday lights
